Local developers builds homes that people want

A local SME developer will build the homes local people want

This blog outlines the numerous benefits to working with a local SME developer when it comes to building homes where people want to live.

We recently completed on our final property at the Clifton Road development in Monton.  The scheme, which is comprised of five, three-bedroom town houses proved particularly popular with young people from a variety of professions including administration, banking, sales and fashion - and all of the buyers were from Greater Manchester.

Estate Agent Mark Bostock from Allison & Co estate agents who marketed the properties on behalf of Notion Developments said: “As a local builder, with experience of living and working in the area, Notion Developments were very clear about what they believed would ensure a successful scheme.

‘Location is key of course and there is no doubt buyers were attracted to the benefits of living in a new home in up and coming Monton Village - dubbed ‘Monton Carlo’ in the press.  There is a genuine village feel to the community which has lots of great places to eat and drink, boasts numerous independent shops and offers stunning canal side walks.  Just a few miles outside of Manchester city centre and with access to the motorway network - the location has a lot to offer.”

The scheme was funded in partnership with Mint Bridging and Notion worked with R A Fisk architects, to develop bespoke, high specification homes across three floors that we knew would be attractive to the young professional.  Many of the buyers loved the fact they had the convenience of a new build home but appreciated how we had also incorporated unique features.  This included a spacious ensuite master bedroom at the top of the house and a full glass curtain on the front of the properties, which not only allows natural light to flood in – but also added a distinctive design.

As ever, we wanted to ensure our properties are designed with economy and sustainability in mind which is why each home featured solar panels on the roof – which should help keep energy costs down and is another added bonus for our buyers.

Mark Bostock added:  “Notion Developments has considerable experience building and refurbishing in Greater Manchester which means they know their market very well.   This particular scheme ticked all the boxes in terms of design, location and affordability – it’s just want the local demographic was looking for.

“Working with a local SME developer in the North West meant we could have honest conversations, quickly.  Notion were very responsive and flexible to making any minor changes that buyers wanted and they had a real insight into the local market that other developers simply could not appreciate.”

We are currently working to develop another select residential scheme in Worsley, further details will be released in due course.
